Following the success of the Maisonette dashboard, I've expanded the analytics suite to include one of Singapore's most common family-sized homes: the 5-Room flat. With more than 190,000 historical transactions, this is a much larger dataset that provides even deeper insights into the resale market.

What is this Dashboard?

The HDB 5-Room Analytics Dashboard visualises over 191,000 historical HDB 5-Room resale transactions from 1990 to the present. Because 5-room flats are much more common than Maisonettes, the data here is even more robust for identifying regional trends and pricing patterns.

Key features include: - Interactive price trends with min/median/max toggles - Instant filtering by town, flat model, price, year, and storey - Dynamic "hotspot" ranking for high-volume towns - Detailed storey premium analysis - Full transaction records with instant search and sort


Key Features & How to Use

1. New: Advanced Chart Sorting

Based on community feedback, I've added granular sorting to the distribution charts. You can now sort the Town Hotspot and Storey Premium charts not just by their labels, but also by transaction volume and median price. This makes it trivial to find the most expensive towns or the floors with the best value.

2. Flat Model Filtering

5-Room flats come in several distinct generations: - Standard: Functional 1970s layouts - Improved: The 1980s workhorse - Model A: Spacious "mansions" from the late 80s and early 90s - Premium: Modern layouts often found in newer estates like Punggol/Sengkang

Use the Flat Model Filter (now conveniently located above the charts) to compare these generations side-by-side.

3. Real-Time Price/SQM Switching

Are you paying for size or location? Switch the trend chart to SQM mode to see the true value of the space, normalised across different flat sizes.


Practical Insights from the Data

  • Volume Leaders: Towns like Sengkang, Punggol, and Tampines dominate 5-room transaction volumes, making them highly liquid markets.
  • The Storey Premium: Data consistently shows a step-up in median price for every 3-storey tier. Use the Storey Chart to see exactly how much more a higher floor costs in your target town.
  • Model Value: Compare the PSM (Price per Square Metre) of older "Improved" flats versus modern "Premium" units to find the best bang for your buck.
